My System is Designed to:
- Work with sellers that need almost fair
market value for their home, but still allow me a small profit
so I can re-sell the home to one of my pre-qualified buyers.
- Work with credit challenged buyers to
obtain my owner financing or one of our challenged credit loan
programs.
- Payoff all underlying mortgages and allow
the home seller a maximum amount of cash at closing. My net proceeds
to seller is usually higher than selling the home through a real
estate agent service.
- Eliminate the common seller problems of
marketing their home through a real estate agent or by themselves.
- Work with our own in-house professionals to
insure proper contracts, disclosures and closing procedures.
- Work with my 10 years experience in helping
challenged credit borrowers. That experience along with lending
sources I developed over the years allow me to work with buyers
most lenders and Banks would normally turn down.
- Disclose to sellers, all anticipated profit
as well as closing costs so there are no "surprises"
at closing.
- Work fair transactions for everyone involved.
We don't do "CREATIVE" financing, which may violate due
on sale clauses or other schemes hatched by weekend investors. All
seller loans are paid off at closing. Fair interest rates and terms
are provided to our buyers. Interest rates from 5.5%-7.5% are possible
even with horrible credit scores and credit history.
